I hope you are safe and healthy during this unprecedented time in our lives. The Governor announced that Hawaii will open to travelers with a negative Covid-19 test result On September 1, 2020. Much of Maui is now open for business. Restaurants are starting to open, golf courses have been open and there is unlimited use of beaches. However, almost all major hotels are still closed. While the effects of Covid-19 in the broader economy continue, real estate is beginning to recover across much of the country, particularly in the second-home markets and Maui in particular is experiencing a significant spike in high-end 2nd homes.

Market Update – July 2020

In comparison to mid-year 2019, the number of residential sales are down 15.6% and condominium sales are down 22.3%. This is not surprising as May and June were expected to be the worst month for the impact of Coronavirus. On a positive note, the average residential sale price is up 4.6% and the condominium average sale price was up 8.7%.
