Things are finally getting back to almost normal on Maui. Tourism is picking up and hotels and resorts, which were running at30% – 40% occupancy, have shot up to pre-Covid occupancies for this Spring Break. Royal Lahaina Hotel was 100% occupied yesterday. Most restaurants are open at 30% capacity and are all full every night. If you’re planning a trip to Maui book your restaurant reservations at least a week in a advance.Covid-19 cases have generally been contained because everyone arriving on Maui has a negative test result. However, a recent spike resulted in a threat of not becoming complacent from our mayor. The demand for Maui real estate is as strong as I have seen it in 30 years as people choose lifestyle over the high-density urban areas. As local Bank of Hawaii economist Paul Brewbaker says, 40% of jobs can now be done at home and that alone is driving our market to another level. Sales of high-end properties in Hawaii’s luxury home market grew by more than 26% in2020 as the Covid-19 pandemic created a newfound sense of urgency and the inventory of single-family homes in the Islands dropped.

The Maui market is red hot! The Single Family Median Sales Price increased by +26%. Pending Sales increased by +25.8% for single family homes and Inventory declined -47.2%. That’s an exceptional performance by the Single Family home segment. the Total Sales on Maui versus 12 months ago, the number of sales was up +6.3%, Median Sale Price was up +2.6%, and Inventory is down -22%. This positive trend began approximately 8-10 months ago
