Aloha From Maui! – Island Update May 2021
On May 25th Hawaii’s Governor announced that masks are no longer required outdoors , and that ocean sports would again be allowed in Hawaii. The Governor also added the amended outdoor mask rules are effective immediately and apply to everyone regardless of vaccination status. Masks are still required for all indoor activities.
If you are traveling to Maui soon you still have to show proof of a negative covid-test within 72 hours of the last leg of your flight to Maui to avoid quarantining. Furthermore, if you are not fully-vaccinated (15 days after 2nd vaccine shot) you will now be required to take a second (post-arrival) test . This rapid test will be administered at Kahului airport after arrival and it will be free of charge. When I landed from a recent trip, I had to take the simple self-administered rapid test and did not have to wait for the result so it did not cause any delay.
April was another strong month for homes sales. Pending sales increased 144% over a year ago for single-family sales and 536% for condominiums. Inventory decreased 54% and 49% for condos. Strong buyer demand and limited housing supply points to a continuation of this trend through Summer.

Market Update – May 2021
Maui continues to record record sales in 2021. This is the hottest I have seen the Maui market in my 30-year career. These numbers are staggering…
1. Pending Sales increased 137.7 percent for Single Family homes and 414.8 percent for Condominium homes.
2. Inventory decreased 54.1 percent for Single Family homes and 37.7 percent for Condominium homes.
3. Median Sales Price increased 17.4 percent to $980,000 for Single Family homes and 15.3 percent to $640,000 for Condominium homes.
4. Days on Market decreased 10.0 percent for Single Family homes and 2.7 percent for Condominium homes.
5. Months Supply of Inventory decreased 60.4 percent for Single Family homes and 43.5 percent for Condominium homes
