Aloha From Maui! – Island Update November 2020
October 15th marked the beginning of mainland travelers coming back to Hawaii with a negative Covid test result to avoid quarantining, and so far so good for Maui. Our new cases remain around 0-4 cases per days and occasionally flirt with 6. After an initial rush to come to Maui, traffic has calmed down now which is typical for this time of the year and Maui is currently at about 20% occupancy. However, we are anticipating a major influx of tourists for the Christmas and Holiday season. As of November 24th, the State of Hawaii is now requiring that travelers show proof of negative Covid test prior to departing for Hawaii. The 72- hour requirement has proven to be a challenge. Many are missing their flights because they hadn’t received their test results in time. Some of the approved vendors cannot perform in 72 hours with this much demand. My frustrated friend received his result 2 hours after the flight departed. As frustrating as it is, health and safety remain the priority in the State of Hawaii. If you are traveling to Hawaii soon, plan carefully in advance and call me for direction if needed. You will find that most major airlines offer same-day at-the-airport Rapid Tests.

Market Update – November 2020
Real estate activity in October continued to be busier than the calendar normally suggests. Buyer activity remains higher than normal for this time of year, while in many segments of the market housing supply remains much lower than one year ago. While prices were up slightly on Maui the sales activity declined in October after a strong previous few months. Maui sales are down 10% for single family and 25% for condo sales versus 2019.
New Listings decreased 29.4 percent for Single Family homes but increased 0.6 percent for Condominiums. Pending Sales increased 13.8 percent for Single Family homes and 3.3 percent for Condominiums. Inventory decreased 30.7 percent for Single Family homes but increased 49.2 percent for Condominiums. Median Sales Price increased 18.5 percent to $867,500 for Single Family homes and 12.7 percent to $587,800 for Condominiums. Days on Market decreased 2.9 percent for Single Family homes and 18.5 percent for Condominiums. Months Supply of Inventory decreased 25.5 percent for Single Family homes but increased 94.9 percent for Condominiums.
